Real Estate Agents are professionals who act as intermediaries between sellers and buyers of real estate/properties. The estate agent assists buyers to source for properties and markets properties for owners. In Malaysia, real estate agents may act on behalf of both vendor and purchaser and earn a professional fee for each successful transaction he completes be it property sales or rental. A Real Estate Agent has an Estate Agency license awarded by the Board and may recruit 20 Real Estate Negotiators to engage in property transaction for his firm. Application for another ten Negotiators can be made to the Board.
How to become a Real Estate Agent?
You need to register for the Estate Agents Examinations set by the Board of Valuers, Appraisers and Estate Agents Malaysia (BOVEA/LPPEH). You must obtain a pass in all 12 subjects of the examination. Upon passing the estate agent’s examination, you need to register as a Probationary Estate Agent (PEA) and pass the Test of Professional Competence (TPC). You will receive your real estate license upon completing these steps.
Register for the Estate Agents Examinations set by the Board of Valuers, Appraisers and Estate Agents Malaysia (BOVEA/LPPEH).
Obtain a pass in all six subjects for part 1, in an examination set by the Board of Valuers, Appraisers and Estate Agents Malaysia (BOVEA).
After passing all the six subjects in Part 1, candidates will be allowed to sit for the Part 2 of the examinations set by the Board of Valuers, Appraisers and Estate Agents Malaysia (BOVEA).
Upon passing the estate agent’s examination, candidates are eligible to be registered as a probationary estate agent. Candidates only need to undergo 2 years of post-qualifying practical training and experience in Malaysia under a registered estate agent and attend the Test of Professional Competency.
Real Estate Agency Course
Open to Malaysians 17 years of age and above
No prior real estate knowledge or experience required
Minimum of SPM/MCE Qualification with: –
Passes in 5 subject where 3 of them should be credit level passes. – One of the credit subjects must be either Mathematics, Science, Accounts, Commerce
Other higher qualifications recognized by JPA will also be considered

Test of Professional Competence (TPC):
After the candidate has passed the two written examinations, a post qualifying practical experience of two years with a registered estate agency is necessary before being eligible to apply for the Test of Professional Competence (TPC). After passing this test the candidate will be qualified as a Registered Real Estate Agent.
Registration to Practice
In Malaysia, only a Registered Estate Agent with a valid practicing certificate can practice under a firm of his own or be employed by an estate agency firm. All partners/shareholders/directors of an estate agency firm must be registered estate agents with valid practicing certificates.
